CSM-2450 Construction Management II

Contracting requirements of the construction project. Requirements stated in contract documents incorporate the scope of work and terms and conditions between the client and constructor. Course emphasizes the importance of economics and legal ramifications of the project documents.  
Prerequisite(s): CSM-1450.
Course Outcomes
  1. Create and implement a subcontracting plan that coordinates the activities of the subcontractors and administers their contracts.
  2. Successfully use the standard AIA (American Institute of Architects) contract documents and general conditions.  
  3. Describe the five phases of a construction project: preconstruction, design, bid, construction, and closeout/turnover.
  4. Determine the daily administrative requirements of a given construction project.  
  5. Describe the roles, rights, and responsibilities of the three key entities in a project: owner, designer, contractor.
  6. Use standard systems and procedures for monitoring cost (budget) and time (schedule) in a construction project.
  7. Create and implement a subcontracting plan that coordinates the activities of the subcontractors and administers their contracts.
  8. Create a cash flow plan – money in and money out.
